Reinforcement in the areas of Technical Consulting and Accounting

The real estate and IT specialist x.project AG has recently strengthened its Technical Consulting and Accounting divisions with Christian Shenavai and Anna-Sophie Dietrich.

Christian Shenavai completed his Master’s degree in Civil Engineering at TU Darmstadt and is now working as a Technical Consultant at the company. During his studies, he completed several internships in the field of building technology with construction companies and was also active as a tutor for technical mechanics at the TU. He began his career as a construction manager at an international real estate company, where he had previously worked. As an infrastructure specialist, he complements the TDD and ESG team.

Anna-Sophie Dietrich joined the Accounting department in August. She has a pedagogical education and several years of experience as an assistant in the investment team of a large real estate agency.

With Christian Shenavai and Anna-Sophie Dietrich, we were able to recruit highly qualified specialists for x.project. Since 2019, approximately 1,200 properties with over 5 million square feet inspected

The real estate and IT specialist x.project is further expanding its business field for technical due diligence (TDD). To this end, existing modules on the new DOREE+ platform have been greatly enhanced with digital components. For the first time, a completely virtual inspection of the properties to be inspected is now possible.

With the photo and video module, x.project aims to further strengthen its TDD, Monitoring, TAM and ESG business areas. The volume of TDD testing alone has increased significantly since the business unit opened in 2019. Thus, in the last 5 years, the company has been able to inspect about 1,200 properties with more than 5 million square meters in Europe.

The special feature of the current extension of the photo and video module is automatically created file additional information (so-called tags). This enables AI-supported searching and filtering, for example by the day of the exposure, the subject or object of the exposure, the floor, but also a link to the findings of the Capex tables.

We are very proud that we have succeeded for the first time in developing a system for our engineers that allows them to carry out a virtual walk-through together with our customers. Real estate and IT specialist further expands team for new digital platform

The real estate and IT specialist x.project AG has filled the new position of Head of IT/Information Security with Michael Fischer for the first time. In addition, Stefanie Glomp is now supporting the further expansion of the digital platform as project manager. This is the further development of the new digital and cloud-based platform for real estate technology with the core of a partially automated data room.

Michael Fischer has been an IT specialist for over 30 years and has been responsible for the security and compliance departments on several occasions. This included in particular the establishment and expansion of quality management systems in accordance with ISO 9001, ISO 27001 and emergency management in accordance with BSI 100-4. His professional experience includes Mizuho Corporate Bank, Drooms and most recently GIZ. As Head of IT/Information Security at x.project, he will be responsible not only for the security structure but also for the expansion of the digital platform.

Stefanie Glomp has been active in the data room industry as a project manager for 15 years and was also previously at Drooms for many years. In particular, project management and the concrete structuring of the new digital data room will be among x.project’s core tasks. In addition, I am responsible for the administration and quality assurance of the data rooms as project and operations manager.

With Michael Fischer and Stefanie Glomp, we have been able to win IT and data room specialists from the premier league for our new digital platform. Technology service provider X-Project and law firm King & Spalding have jointly developed a compliance check of real estate with the EU Taxonomy Regulation. The report ensures funds and other property owners that their assets are taxonomy compliant.

“We can do Article 9,” says Holger Weber, CEO of x.project. The engineering and IT company specializing in the real estate industry and the international law firm King & Spalding have developed a report that can be used to check the compliance of real estate with the EU Taxonomy Regulation. This provides real estate portfolio holders such as fund companies with external confirmation of compliance with EU requirements for Environmental Social Governance (ESG).

In the long-term cooperation of the two partners, the engineers and technicians of x.project take over the individual tests, such as the energy-efficient building structure, the resource-saving design of the technical building equipment, the recording of consumption values and the use of raw materials in new buildings. Legal reviews are performed by King & Spalding’s lawyers. Subsequently, a statement is made on the fulfillment of the requirements of the Taxonomy Ordinance.

In addition to climate protection and climate adaptation, the compliance report will in future also be updated to include the other environmental objectives of the EU Taxonomy Regulation and is particularly relevant for so-called impact funds under Article 9 and for ESG strategy funds under Article 8 of the Disclosure Regulation. They must have or aim for a minimum percentage of sustainable investments. According to Weber, the first funds have already been acquired as clients, which the interdisciplinary team is supporting with their ESG strategies.

However, the report does not, of course, guarantee a corresponding classification by the German Federal Financial Supervisory Authority (Bafin), Weber adds. “Our product refers to the taxonomy compliance confirmation of an individual property,” emphasizes attorney Cüneyt Andac of King & Spalding. However, the properties in an impact fund should be taxonomy compliant.

The report could also be relevant for companies with real estate holdings. This is because, in addition to financial reporting, these may in future also be required to report on sustainability in accordance with Article 8 of the EU Taxonomy Regulation, says Weber. For this purpose, the partners have developed a Compliance Report. This will be the first time that real estate portfolio holders and investment fund companies receive an external confirmation of their compliance with the EU’s ESG requirements.
